“Hard Costs & Decision Points”
Cypress Engineering delivered the Civil Schematic Design (SD) set last Friday, January 15th on schedule. Since then, our in-house civil engineer, Matt Halter, has reviewed the documents and recommended a few technical changes. Those changes have been made by Cypress and the revised Civil SD set has already been received by Ashley Ridge Church and Trident Construction (GC).
Trident Construction has the “next step” in the building process (and it is a very important one) whereby Trident’s Project Manager, Matt Robbins, will be nailing down the Hard Costs with estimates from their subcontractors. Trident is shooting to have pricing complete and forwarded to us by Friday, February 5th.
Once pricing is complete, we will have the Hard Costs which includes numbers on land preparation and vertical construction, and the Soft Costs which include other building related expenses such as architectural fees, Audio, Visual & Lighting (AVL), furnishings, landscaping and signage. Added together these Hard and Soft Costs will determine the total price tag for the new facility and the subsequent project budget.
The whole process so far has led us to points where some very far-reaching decisions will need to be made over the next couple of months. Based on how much we can expect to raise internally through fundraising efforts over the next 18-24 months and how much we can finance through a bank or other financial institution, the future course of the project will be determined.
Please be in prayer for these “Decision Points” over the next 30 to 60 days and for the building project in general that doors continue to open for Ashley Ridge Church as we work through the next critical steps in the process.
