“PARCEL AND UTILITY EXHIBIT A”
Church Leadership continues to investigate the feasibility of exercising the option on the additional 10 acre tract of land in Summers Corner. Just two weeks ago, Garrett Reuber, AR Finance Team Leader secured a Commitment Letter from the bank for funds to purchase the property if Ashley Ridge Church decides to move in that direction.
Having financing in place is one of the keys to being able to exercise the option before the expiration date of July 1, 2021. The property will also need to be appraised, and due to regulatory requirements the bank will need to order the appraisal and choose the appraiser. A new survey (plat) may be needed as well.
As I wrote about in my last Building Update (046), the additional 10 acres of land could be important to Ashley Ridge Church for several reasons, but in this update, I would like to focus on just two:
- Utility Access-in the “PARCEL AND UTILITY EXHIBIT A” below, which is from the Bowman Consulting Report completed in 2017, it shows (in pink) how utility access/service (water & sewer) was envisioned for the new AR facility. The attachment has a DCWA water main coming 1,600 LF down Summers Dive and sewer line going through the additional 10 acre site connecting on to a DCWS force main located to the rear of the property.
- Financial Asset-with the rapid population growth of the greater Charleston area, affordable housing is becoming harder to find. This is leading to competition in the housing market and escalating property values. From January 2021, a few statistics from Realtor.com lists the median home price in Summerville, SC at $284.9K trending up 14% year-over-year. The website REDFIN.COM has in March 2021, Summerville home prices up 19.2% compared to last year, selling for a median price of $310K.
If purchased, one possible use of the additional 10 acre tract would be to sell the property at some point in the future to help fund the construction of the new facility. Pastor Jenn is working-on scheduling another Family Meeting soon to discuss all the variables involved in the decision making process.
